Our conveyancing fees: get your personal quote
Our fees depend on the price of the property and your circumstances, so we give every client a personal quote. Get your personal conveyancing quote now: enter the purchase or sale price and a few details below, and the calculator will show our fee, VAT and the likely disbursements (such as searches and the Land Registry fee) in minutes. It covers buying, selling, remortgaging and transfers of equity.
Your quote is based on the information you enter. We will confirm our fees in writing before you instruct us. If your matter is unusual, or you would rather speak to us, call our Luton office on 01582 454365.
Disbursements
Disbursements are costs payable to third parties that we pay on your behalf. Your personal quote lists the ones that apply to you. Typical disbursements are:
| Disbursement | Typical cost |
|---|---|
| Searches (local authority, drainage and water, environmental) | £300 to £500, depending on the local authority |
| HM Land Registry fee | £50 to £500, depending on the price |
| Land Registry official search | £7.90 |
| Bankruptcy search | £7.90 per person |
| Leasehold: notice of transfer | £50 |
| Leasehold: management pack | £100 |
| Leasehold: deed of covenant | £75 |
Stamp Duty Land Tax depends on the price and your circumstances (for example first-time buyers, additional properties and non-UK residents pay different rates). Use HMRC’s calculator at gov.uk/stamp-duty-land-tax; we will confirm the amount payable during the transaction.

How long will it take?
A typical freehold purchase takes 8 to 12 weeks from receiving the draft contract. A leasehold purchase usually takes 10 to 16 weeks, mainly because we depend on the landlord or managing agent. Timescales depend on the other parties in the chain, mortgage offers and searches.
Who will do the work
Our residential conveyancing is carried out by Naresh Kulisra, Director, who has over 45 years’ experience, and Priscila Pischke Dittrich, Associate Solicitor. All work is supervised by Naresh Kulisra and Sherali Lakhani, Directors.
Our fees assume a standard transaction with no unforeseen matters (for example, a defect in title that must be remedied before completion); the assignment of an existing lease rather than the grant of a new one; that all parties co-operate without unreasonable delay; and that no indemnity policies are required. We will tell you before any additional costs are incurred.
